Title insurance protects a home buyer or lender against problems in a property’s ownership history — hidden liens, forgeries, errors in public records, or unknown heirs who surface later to claim the property.

Unlike most insurance, it looks backward: it covers defects that already exist in the title but haven’t come to light. You pay a one-time premium at closing, and coverage lasts as long as you own the home. A lender’s policy protects the mortgage; an owner’s policy protects your equity.

Mortgage lenders require it, and an owner’s policy is usually a wise addition — a title problem discovered years later can otherwise threaten your entire ownership.
